Phase 1 is improved to cannabis specification. The remaining phases are drawn as conventional industrial with standard clear height, dock configuration, and yard. Building both on one master plan means the project is not underwritten to a single tenant profile, and each phase can be released to whichever demand is deeper when it comes out of the ground.

The High Desert has become the logistics relief valve for the Inland Empire. Southern California Logistics Airport in neighboring Victorville anchors the corridor, and Amazon operates distribution facilities in the cities immediately around the site. Regional planning identifies Adelanto as holding the greatest remaining warehousing capacity of any jurisdiction in the study area, at roughly 20 million square feet (SCAG Regional Warehousing Needs Assessment). Ten entitled acres in that corridor, with one phase already carrying a use the market cannot easily replicate, is a position that gets harder to assemble every year.
